The floor is the largest surface area at every workplace. Depending on your preference, you can go with luxury vinyl tile, hardwood, wide planks, laminate or commercial grade carpeting. No matter what kind of commercial flooring you have, it is not cheap to purchase, install or replace. Many business owners want to prolong the life of their flooring and rugs. Commercial floor and carpet cleaners perform daily cleaning, periodic stripping and waxing, and steam cleaning and extraction as needed.

In this interview, we'll talk with the President of System4 IPS about floor and carpet care. Chris Di Napoli is the co-founder of this franchise company based in New England. After 17 years in the business, he and his team have handled every type of client from every industry sector in Connecticut, Rhode Island, and Massachusetts.

Q. A customer recently thanked you for recommending carpet steam cleaning and floor stripping and waxing services. Could you describe the experience?

A. We were recently asked by our IT services company to do a walkthrough of their facility. There are more clients visiting their office than ever before and they need to keep their office clean and presentable. As I looked around, I saw the floors had completely lost their shine, and the carpets were stained in a few places. In addition to our regular janitorial services, I suggested they refinish the floors, which includes stripping and waxing them. In addition, completing a carpet steam cleaning and paying close attention to stain removal would make a considerable difference. Our client scheduled both services and was thrilled with the outcome.

Q. With 17 years of experience in the industry, what are the telltale signs that these periodic services should be ordered?

A. If your flooring appears dull or its shine has disappeared, it's time for a strip & wax service. When spots and spills have turned into stains or if heavy traffic or winter weather have caused the carpet to wear excessively, a steam and extraction service is needed.

Q. What are the greatest benefits that the clients who order these special services receive?

A. Whether it is luxury vinyl tile, laminate, concrete, hardwood floors, ceramic tile or terrazzo, flooring is expensive to install, repair, and replace. By continuously protecting floors with a few layers of wax, the floors remained sealed. It's important to distinguish between scrubbing and recoating or buffing. A full floor strip and wax requires expert knowledge. This service brings life back to flooring, restoring its appearance. Floors that are properly maintained will resist scratches, water damage, and wear and tear. When a floor loses its shine, water can now penetrate the grout and degrade the glue. Water can cause LVT corners to lift and peel, hardwood planks to crack, and exposed grout to collect dirt, grit, and grime. Mopping a worn or exposed floor won't get it clean. Essentially, janitors have a harder time keeping clean dull floors because dirt tends to accumulate and look unattractive. The floors need to be replaced sooner rather than later. Frequent repair or replacement directly impacts the bottom line.

A stained carpet reflects poorly on a business or facility. As a result of the pandemic, employees and customers form lasting opinions based on appearance. As the carpet is steam cleaned, not only is the staining and discoloration removed, but the fibers are lifted, giving it a softer, plusher appearance. The carpet is given an extended lifespan by removing deep dirt that cannot be removed by vacuuming daily. Furthermore, odors are neutralized, allergens are eliminated, and durability is increased.

Q. Your clients span so many industries. What advice would you give them based on their industry? Are there any best practices for periodic floor and carpet maintenance?

A. A facility's foot traffic and weather conditions can determine how often it should deep clean the carpets and flooring.

A commercial floor stripping and waxing service should be performed at least once a year. For floors that have not been maintained regularly, or that you don't know when they were last scrubbed and recoated, we don't recommend delaying a strip and wax for more than 12 months (1 year). Performing a thorough stripping and waxing will enable you to start from scratch, giving you a better understanding of future maintenance requirements.

There is a difference between "strip & wax" vs "scrub & recoat" .

A scrub and recoat should be performed at least every six months in a facility with average foot traffic. Is it time to strip and wax or scrub and recoat? Here’s some pointers to help you determine at which stage your flooring is at .

The frequency of extraction carpet cleaning is higher. Cleaning your carpets once a year will probably suffice for a private home, but it won't be enough for a business environment. Depending on your industry and traffic levels, you should plan on a higher frequency to adequately protect your investment and ensure your expensive carpeting won’t have to be replaced too soon.

Simple rule of thumb is:

Every 3 months: High-spill businesses, like restaurants

Every 3-6 months: High-traffic businesses, like retail stores

Every 3 months: Medical facilities and offices

Every 6 months: Lower-traffic businesses, like offices

Q. Is there a waiting list for deep cleaning services at the moment?

A. Yes, the list is growing. Clients are sprucing up their facilities at this time of year, and we are quite busy. You will need to allow 2 to 3 weeks for us to put you on our schedule and complete the service. The results are worth the effort, even if it takes a little time. What are the different types of carpet cleaning?

Cleaning carpet is not a one-size-fits-all process.

The huge variety of carpet materials, types, and styles necessitates different methods of professional carpet cleaning to achieve the best results and accommodate them. There are different types of carpet fibers, so certain types of carpets will require different cleaning techniques. This is something many people do not understand. Likewise, some cleansers might damage certain carpet fibers, while they work wonders on others. Choosing a carpet cleaner without doing any preliminary research will result in the carpet being cleaned with whatever method they feel like using without giving a thought as to what is best for the carpet.

There are 4 common types of professional carpet cleaning.

1. Carpet Shampooing

Carpets are shampooed by using special detergents and water, just like your hair! Scrubbing the carpeting with rotating brushes might loosen dirt and debris and scrub the shampoo into it. Extraction of the shampoo is done with clean water, until the carpet is clean and residue-free.

Pros: Carpet shampooing is an effective method of removing stubborn stains. The process is relatively fast and can cover a large area quickly. Despite using water as part of the cleaning agent, it usually dries within an hour.

Cons: Extraction must be thorough and accurate when shampooing. If sticky detergent residues remain after shampooing, they will trap and lock in additional dirt and dust. Rugs might appear dirty very soon after shampooing. The mechanical agitation can untwist delicate carpet fiber, causing texture damage. Felting or matting can be particularly noticeable on wool carpeting.

2. Hot Water Extraction or “Steam” Cleaning

Hot water is pushed via high-pressure wand intoto carpet fibers during hot water extraction cleaning . As a result of the hot water and pressure, the dirt, mud, dust, and other debris on the carpet can be easily extracted. During the “steaming” process, matted carpet fibers become fluffier, so your carpet feels softer under your feet.

Pros: Hot water extraction is an excellent choice for those with allergies or sensitivities to detergents and shampoos. Steam gives a deep clean by also killing bacteria, germs, mold, mildew, and other irritants, another benefit for those with sensitive sinuses! Suitable for nearly all carpet types, including wool. Very gentle on fibers.

Cons: However, it’s challenging to remove all traces of water after a carpet steam clean, so carpeting may not be ready for foot traffic for several hours after cleaning. The drying time is longer, typically between 2 and 6 hours. Leaving carpets over-wet in the hands of an inexperienced person can cause wrinkling and odor problems.

3. Carpet Dry Cleaning

With carpet dry cleaning, an absorbent powder detergent or similar chemical is applied to the carpet with very little water. A rotating brush forces the powder into the fibers, and then an extraction tool removes the detergent and dirt.

Pros : For offices and busy facilities with limited time, dry cleaning is preferred.

Cons : Because the detergents and chemicals used in dry cleaning carpets can be somewhat pungent, proper ventilation is important. This carpet cleaning method is not recommended for those who are allergic or have breathing difficulties.

4. Bonnet Carpet Cleaning

The bonnet method is similar to shampoo cleaning, but is applied with a rotary machine, using a brush or pad to mix the foam carpet cleaning solution with the soiling. Mostly used for heavily soiled commercial applications, this method is not recommended by carpet manufacturers. The original process doesn't include much extraction, so some solution remains in the carpet unless a subsequent extraction is done.

Pros : Easy and fast dry time. Useful for quick touch-ups in commercial applications.

Cons : Doesn’t remove residue or contaminants. Can push the soil into the carpet’s backing.

How often should carpet cleaning occur in a professional setting?

For your commercial space, you'll need more than just one professional cleaning per year.

Many areas may be considered high-traffic areas. It is recommended that commercial carpets be professionally cleaned at least twice a year, but preferably more frequently. Keeping your carpets clean on a regular basis is key to ensuring they will resist damage and look good over time. Here’s a cleaning frequency rule of thumb.

Every 3 months: High-spill businesses, like restaurants

Every 3-6 months: High-traffic businesses, like retail stores

Every 3 months: Medical facilities and offices

Every 6 months: Lower-traffic businesses, like offices

It is commonly accepted that when it comes to our workplace or our homes, we want them to be as clean as possible. However, when it comes to places such as hospitals or clinics, they not only have to be clean but squeaky clean at that. This is why your medical office cleaning staff need to be on their game, and not only get the job done but get it done right.

No matter for what reason, or for how long their stay requires, patients are a critically vulnerable population. The staff that works with the patients, and attends to them, are also somewhat susceptible and, as such, need to be kept safe and healthy.

But the question is—in what way does the cleanliness affect a healthcare-related facility? Quite simply through those infections that are primarily healthcare-related. A broad term used to refer to these various types of infections is that of healthcare-associated infections (HCAI’s). And when it comes to keeping these diseases at bay, the best method is to make sure that your facility is as clean as possible.

Methicillin-resistant Staphylococcus aureus (MRSA)

MRSA is an infection that is caused by a strain of staph bacteria that has become resistant to any of the primary antibiotics used to combat and treat the more common staph infections.

Most of the cases of MRSA seen today are in those individuals who recently experience a hospital stay, or a stay in another type of health care setting—including nursing homes and even dialysis centers. MRSA is also commonly associated when experiencing an invasive procedure such as surgery.

With most healthy individuals, MRSA presents with a mild skin irritation. However, in those individuals with a compromised immune system, the results could include infections in the bloodstream and the lungs.

C.difficile (C.diff)

Presenting with the symptoms of diarrhea and colon inflammation, C.diff is responsible for an estimated half a million cases of illnesses in the US each year, as reported by the Centers of Disease Control (CDC). Of those half a million cases, 3 out of 5 are contracted in the context of healthcare-related.

Although C.diff is quite uncomfortable, there is the undeniable fact that it can, in those individuals that are most vulnerable, resulting in death. In the majority of cases, the infection is inconvenient and a hassle, but it can be highly mitigated by properly cleaning your facilities.

Healthcare Providers

Although the above mentioned HCAI’s are well known the be cleanliness related, as well as preventable issues, other factors are directly related to the cleanliness of your facility. One such factor is that of the health care providers themselves spreading the illness.

In a recent survey, 4 out of 10 healthcare workers admitted that they would come into work, even though they are sick. As a result, their patients are subsequently five times more likely to contract an HCAI through their exposure to the sick healthcare provider.

Template maker Hloom conducted a study, and the results were very illuminating. Data showed that the germiest spot in the office is, amazingly, the photocopier. In most offices, the most used piece of equipment is the photocopier, with an estimated million-plus copy being created each and every business day. So it should come as no shock that the photocopier ranked number one on our list of germiest place in the office. When tested, the study found that the start button on a photocopier can have over 1.2 million colony-forming units per square inch. In an effort to put this into better perspective, the average school toilet seat has 3,200.

Microorganisms have been controlled by humans for centuries.

We desired to manipulate and suppress them well before COVID-19 became a problem. The Iliad and Odyssey, Homer's epic poems, mention sulfur's ability to kill fungi. In ancient Egypt, embalmers used spice-infused bandages to prevent mold from growing in their mummies. During the Middle Ages, the wealthy class used silver containers to store water and prevent bacteria from growing. By using silverware, they escaped the plague. The use of copper was sought after for its ability to sterilize water, cure headaches, and minimize skin conditions. For centuries, the Aztecs gargled with copper infused mouthwash to remove pathogens linked to sore throats.

For you wine connoisseurs, the 3:1:100 mixture of copper sulfate to calcium oxide to water was discovered in 1882 and is still used today to eliminate mildew on grapevines.

Today, antimicrobial coatings (AMCs) are used by a wide range of industries. There are five sectors paving the way to the future: healthcare, transportation, travel, office, and education. Many homeowners are also integrating these technologies into their homes.

What are antimicrobial coatings?

The pandemic has had an impact on the growth trajectory of the AMC industry, which is rapidly expanding. New research by Grand View Research Inc. estimates that the global antimicrobial coatings market will grow from 2.44 billion in 2014 to 21.5 billion by 2028 .

Every 20 minutes , microbes will double in number on untreated surfaces. As a result, infections spread, unpleasant odors develop, stains develop, and products degrade. Once given a welcoming environment, microbes are hard to keep in check. Frequent cleaning is required. The growth rate of microbes is drastically reduced when a hostile environment is created.

Applying antimicrobial coatings reduces the need for constant disinfection, thereby minimizing harsh chemicals. In between professional applications of AMCs, soap and water can be used. Especially in schools where young children are present, fewer toxic chemicals would be beneficial.

The probability of infection spreading increases in places where there are a high number of people and high turnover rates. It's a short period of time for infection to spread in an office where human interaction is happening, based on the 100 employee study mentioned above. Adding antimicrobial coatings to high-volume touch points, such as railings, doorknobs, handles, switches, entrances, restrooms, common areas, and furniture, would increase cleanliness by decreasing bacteria and germs.

Antimicrobial coatings could minimize the number of disinfection treatments incorporated into daily and weekly cleanings. Every 90 days, public spaces such as theaters, gyms, classrooms, and medical offices are treated with AMCs.

What does CDC say?

The CDC states that the virus that causes COVID-19 can land on surfaces. It’s possible for people to become infected if they touch those surfaces and then touch their eyes, nose or mouth.

If no one with confirmed or suspected COVID-19 has been in a space, cleaning once a day is usually enough to remove virus that may be on surfaces. This also helps maintain a healthy facility.

If a sick person or someone who tested positive for COVID-19 has been in your facility within the last 24 hours, you should clean AND disinfect the space.

Clean high-touch surfaces at least once a day or as often as determined necessary. Examples of high-touch surfaces include pens, counters, shopping carts, tables, doorknobs, light switches, handles, stair rails, elevator buttons, desks, keyboards, phones, toilets, faucets and sinks.

" 91 percent of people are more aware of cleaning measures in public spaces such as hand sanitizer stations or staff wiping down surfaces with disinfectant. In total, 75 percent of respondents said they would feel more comfortable and confident that COVID-19 prevention measures were being enforced and they could see visible evidence of cleaning happening. The surveys conducted a year after the COVID era are proving their efforts have paid off.

Enhanced cleaning and disinfection routines adopted by retail shops, restaurants and other public facilities have transformed consumer fear to consumer confidence.

A new survey conducted by GP PRO found that almost half (48%) of respondents increased their participation in away-from-home activities in the previous 60 days. Of that group, 32% listed the efforts businesses have taken to provide a safe and hygienic environment as one reason they are confident leaving home.

" Consumers are now taking to the streets with renewed confidence, and businesses deserve credit for making health and hygiene a priority and, as a result, playing a role in consumers re-engaging in the everyday activities they avoided for the better part of the past year,” said Michelle Auda, GP PRO senior director of insights.

A year after the start of the pandemic, a survey conducted by the American Cleaning Institute shows 85 percent of respondents are very or somewhat likely to maintain the same level of cleaning practices initially adopted in March 2020, even when the pandemic has passed.

" The survey results and trends highlighted are encouraging for broader adoption and potential long-term behavioral changes in Americans’ cleaning habits for their health ,” said Melissa Hockstad, ACI President & CEO. “While we continue to fight against the spread of COVID-19, Americans must stay vigilant to help protect themselves and the places where they live and work.
